Home Values Buck the Competition in Wyoming


While most states are still seeing modest increases in residential property values, a few states are leaving the rest in the dust.

A Cinch Home Services' analysis of home price data found that Wyoming homeowners enjoyed the largest annual increase in home value. Average prices rose by 5.17% from August 2024 to August 2025, with values growing by over 37% since 2020.

While Kentucky is just behind Wyoming in annual increases, with home prices rising by 4.70% annually, the Bluegrass State saw an even higher five-year rise in property prices: 44.58%. Other states seeing the biggest increases in sale prices include New York and Connecticut.

There are several factors driving these increases, especially in the Northeast. In addition to more workers returning to the office, new construction is considerably more limited than in Southern states like Florida, Arizona and Texas, where home values are falling. Climate change is also heating up these three states, driving up energy costs for homeowners.1


Rates Fall, But Some Buyers Want to Go Lower


Recently, the daily average mortgage rate dropped to 6.17%, which is the lowest level in three years. This provided buyers with around $9,500 in additional purchasing power since last month, when rates were around 6.4%.

Buyers also have more inventory to consider. New listings rose 4.6%, the biggest increase in nearly five months, as sellers hoped buyers would be motivated by lower rates. However, more buyers continue to postpone purchases, as pending home sales fell 0.7% year-over-year during the four weeks ending October 19th.

There are several factors causing slower sales. The current atmosphere of economic and political uncertainty is contributing to buyers feeling uneasy about making a major financial decision. In addition, property prices remain high, with median sale prices up 2% year-over-year.2

Home Builders Feeling Optimistic


Each month, the NAHB/Wells Fargo Housing Market Index (HMI) conducts a survey of single-family builders, asking them to rate the current housing market conditions on a scale of 0 to 100. Higher readings over 50 indicate that most builders are feeling confident.

During October, builder confidence rose across the board.

  • The market for newly built single-family homes rose five points to 37, which was the highest reading since April 2025.
  • Current sales conditions increased four points to 38.
  • Sales expectations in the next six months jumped nine points to 54.
  • Traffic of prospective buyers posted a four-point gain to 25.
Around 38% of builders cut prices during October, with average price reductions rising to 6%. Sales incentives were another way builders kept sales on track, with around 65% using this strategy with potential buyers.4
